| Take pictures of property and advertise on National letting sites, such as Rightmove, Facebook, RFRE website, Instagram, LinkedIn. |
| Carry out all accompanied viewings of the property with potential tenants. |
| Once a suitable tenant has been found, carry out full credit and reference checks, using referencing company Vouch, plus our own background checks. |
| Draw up Private Residential Tenancy for tenant and ensure it is signed via Signable. |
| Collect first month’s rent and Deposit which is lodged with Safe Deposit Scotland. |
| Explain/advise on Landlord registering with Landlord Registration Scotland to set themselves up as a registered Landlord. |
| Organise and instruct all/any legislation works required such as: |

| Write to Council tax with new tenants. |
| Arranging that you provide us with proof of Buildings Insurance. |
| Plan for an Inventory/ Condition Report to be conducted prior to tenancy. |
| Ensure tenant is settled into the property. |
